2、注的熱點(diǎn),各界對(duì)于各種新型融資模式的討論也層出不窮。為了緩解各地地方政府的壓力,改善公共租賃住房的融資現(xiàn)狀,拓寬公共租賃住房的融資渠道,增加社會(huì)資金的參與積極性,急需創(chuàng)新融資機(jī)制,探索適合我國(guó)公共租賃住房建設(shè)的融資模式,并將公共租賃住房的投資運(yùn)營(yíng)和管理監(jiān)督結(jié)合起來(lái),使得公共租賃住房具備長(zhǎng)期的可持續(xù)發(fā)展。本文從公共租賃住房的重要性出發(fā),分析其現(xiàn)階段的融資困境,提出REITs這一融資模式,通過(guò)闡述其概念和優(yōu)勢(shì),并借鑒國(guó)際成功運(yùn)用REITs融資的經(jīng)驗(yàn),總結(jié)出適合我國(guó)公共租賃住房建設(shè)的REITs融資模式。關(guān)鍵詞:公共租賃住
