1、摘要雖然近幾年我國(guó)房地產(chǎn)行業(yè)發(fā)展迅速,但行業(yè)中多數(shù)房地產(chǎn)企業(yè)發(fā)展并不樂(lè)觀。首先,房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)日益激烈,競(jìng)爭(zhēng)環(huán)境越來(lái)越復(fù)雜、競(jìng)爭(zhēng)內(nèi)容的變化越來(lái)越快。其次,國(guó)家對(duì)房地產(chǎn)宏觀調(diào)控政策持續(xù)增強(qiáng)。國(guó)家先后從土地、個(gè)人住房貸款政策、稅收、住房供應(yīng)結(jié)構(gòu)、產(chǎn)權(quán)交易、開(kāi)發(fā)商貸款利率等等多個(gè)方面對(duì)房地產(chǎn)市場(chǎng)進(jìn)行調(diào)控。在此情況下,房地產(chǎn)開(kāi)發(fā)企業(yè)要想在競(jìng)爭(zhēng)激烈的市場(chǎng)上獲得生存和發(fā)展的空間,就要挖掘自身的競(jìng)爭(zhēng)優(yōu)勢(shì),提高在房地產(chǎn)市場(chǎng)上的核心競(jìng)爭(zhēng)力。在上述背景下,本論文首先闡述了運(yùn)用價(jià)值鏈研究房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的重要意義。進(jìn)而對(duì)價(jià)值鏈理論及企業(yè)核心競(jìng)爭(zhēng)力基礎(chǔ)理論進(jìn)行回顧,并分析了價(jià)值鏈管理與企業(yè)核心競(jìng)爭(zhēng)力的辯證關(guān)系
2、。其次構(gòu)建了房地產(chǎn)企業(yè)價(jià)值鏈,對(duì)價(jià)值鏈上的價(jià)值活動(dòng)與內(nèi)外部聯(lián)系進(jìn)行了識(shí)別。通過(guò)對(duì)房地產(chǎn)企業(yè)運(yùn)作過(guò)程的價(jià)值鏈分析,以及房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)資源的分析,概括出房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力主要由稀缺資源和能力組成。最后本論文從價(jià)值創(chuàng)造角度、成本控制角度、房地產(chǎn)企業(yè)價(jià)值活動(dòng)的縱向聯(lián)系角度和價(jià)值鏈優(yōu)化角度,對(duì)房地產(chǎn)價(jià)值鏈進(jìn)行分析,提出基于價(jià)值鏈提升房地產(chǎn)企業(yè)競(jìng)爭(zhēng)優(yōu)勢(shì)的相關(guān)對(duì)策。關(guān)鍵詞:價(jià)值鏈,房地產(chǎn)企業(yè),核心競(jìng)爭(zhēng)力,價(jià)值鏈優(yōu)化IABSTRACTAlthoughourcountry’srealestateindustrydeveloprapidinrecentyears,Itisnotpositivethatt
