3、、居民可支配收入等幾個(gè)主要指標(biāo)對(duì)我國(guó)31個(gè)省份進(jìn)行了分類,得到了房地產(chǎn)投資環(huán)境不同的四類區(qū)域,并對(duì)四類區(qū)域的經(jīng)濟(jì)發(fā)展現(xiàn)狀和房地產(chǎn)投資現(xiàn)狀進(jìn)行了分析,然后對(duì)房地產(chǎn)投資與區(qū)域經(jīng)濟(jì)增長(zhǎng)之間的關(guān)系進(jìn)行了實(shí)證研究。在研究房地產(chǎn)投資與區(qū)域經(jīng)濟(jì)增長(zhǎng)之間的關(guān)系時(shí),本文采用了面板數(shù)據(jù)的分析方法,選取了2003年到2012年,我國(guó)31個(gè)省份的GDP、房地產(chǎn)投資、非房地產(chǎn)投資和勞動(dòng)力四個(gè)指標(biāo)的年度數(shù)據(jù),分別建立了全國(guó)面板和四個(gè)區(qū)域的子面板。通過(guò)對(duì)全國(guó)面板和四個(gè)區(qū)域子面板進(jìn)行協(xié)整檢驗(yàn),證實(shí)了房地產(chǎn)投資、非房地產(chǎn)投資、勞動(dòng)力與經(jīng)濟(jì)增長(zhǎng)之間存在著
4、長(zhǎng)期均衡的關(guān)系,然后分別對(duì)全國(guó)面板和四個(gè)區(qū)域子面板進(jìn)行面板模型的選擇和回歸估計(jì),通過(guò)對(duì)面板模型方程進(jìn)行回歸得到了在全國(guó)范圍和四個(gè)區(qū)域范圍內(nèi)的經(jīng)濟(jì)增長(zhǎng)的房地產(chǎn)投資系數(shù)。通過(guò)比較,得出四類區(qū)域在房地產(chǎn)投資和經(jīng)濟(jì)增長(zhǎng)關(guān)系上存在差異的結(jié)論:房地產(chǎn)投資環(huán)境最優(yōu)區(qū)域出現(xiàn)了投資過(guò)熱的現(xiàn)象,房地產(chǎn)投資對(duì)經(jīng)濟(jì)增長(zhǎng)的作用與其最優(yōu)的投資環(huán)境不相符合;房地產(chǎn)投資環(huán)境次優(yōu)區(qū)域和一般區(qū)域的房地產(chǎn)投資處于良性發(fā)展的狀態(tài),對(duì)經(jīng)濟(jì)增長(zhǎng)的正向作用比較顯著,房地產(chǎn)投資環(huán)境劣勢(shì)區(qū)域的房地產(chǎn)投資處于待開發(fā)狀態(tài),對(duì)經(jīng)濟(jì)的增長(zhǎng)的激勵(lì)作用與其他三個(gè)區(qū)域的差距較大,房
