1、學(xué)年論文商業(yè)銀行信貸對(duì)房地產(chǎn)價(jià)格的影響分析學(xué)院專業(yè)班級(jí)學(xué)生學(xué)號(hào)指導(dǎo)教師經(jīng)濟(jì)學(xué)院金融與風(fēng)險(xiǎn)管理金融1003王艷20102221281馮素玲二O—三年九月十二日近年來(lái),我國(guó)房地產(chǎn)價(jià)格持續(xù)走高,已經(jīng)成為一個(gè)社會(huì)問(wèn)題。而房地產(chǎn)業(yè)是我國(guó)國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè),房?jī)r(jià)的高低對(duì)其自身及相關(guān)產(chǎn)業(yè)的發(fā)展,金融秩序的穩(wěn)定,經(jīng)濟(jì)的發(fā)展,城市的發(fā)展?fàn)顩r,居民生活水平的捉高等都有很大的影響。針對(duì)我國(guó)的房?jī)r(jià)問(wèn)題,我國(guó)政府相繼采取了多種房地產(chǎn)調(diào)控政策來(lái)穩(wěn)定房地產(chǎn)價(jià)格,但是調(diào)整的效果并不理想。與此同時(shí),我們發(fā)現(xiàn)近兒年來(lái)銀行發(fā)放的房地產(chǎn)信貸規(guī)模也呈逐步擴(kuò)張趨勢(shì)。在現(xiàn)代信用經(jīng)濟(jì)社會(huì),房地產(chǎn)開發(fā)商利用銀行借貸作為一種
2、融資的手段,捉高投資能力,消費(fèi)者通過(guò)貸款提高購(gòu)買能力。房地產(chǎn)業(yè)與銀行業(yè)已經(jīng)形成了共生共榮的互動(dòng)關(guān)系,房地產(chǎn)業(yè)的發(fā)展離不開銀行業(yè)的支持,商業(yè)銀行貸款為高速發(fā)展的房地產(chǎn)業(yè)捉供了最主要的資金來(lái)源,而房地產(chǎn)信貸則是銀行業(yè)的一項(xiàng)重要內(nèi)容。通過(guò)對(duì)2008-2011年商品房?jī)r(jià)格和商業(yè)銀行房地產(chǎn)信貸額數(shù)據(jù)分析發(fā)現(xiàn),房地產(chǎn)價(jià)格和銀行信貸具冇相互促進(jìn)的密切關(guān)系,商業(yè)銀行信貸長(zhǎng)期影響房地產(chǎn)價(jià)格。關(guān)鍵詞:房地產(chǎn)價(jià)格;商業(yè)銀行信貸;數(shù)據(jù)分析ABSTRACTInrecentyears,China'srealestatepricesrising,hasbecomeasocialproblem?Andth
