1、摘要房地產(chǎn)投資信托基金(REITs)是一種重要的房地產(chǎn)投融資工具,對(duì)房地產(chǎn)市場(chǎng)的持續(xù)發(fā)展和金融市場(chǎng)的穩(wěn)定都有著積極作用。國(guó)外REITs已經(jīng)發(fā)展多年,在經(jīng)營(yíng)運(yùn)作上積累了豐富的經(jīng)驗(yàn),而我國(guó)REITs市場(chǎng)因各種原因還沒(méi)有形成。本文目的在于分析REITs的經(jīng)營(yíng)模式,研究REITs運(yùn)作過(guò)程中的規(guī)律和特點(diǎn),借鑒國(guó)外REITs發(fā)展的經(jīng)驗(yàn),尋求REITs在我國(guó)發(fā)展的經(jīng)營(yíng)模式。REITs經(jīng)營(yíng)模式涵蓋豐富內(nèi)容,國(guó)外研究的內(nèi)容龐雜廣泛,國(guó)內(nèi)研究缺乏深度。為系統(tǒng)、全面地分析REITs經(jīng)營(yíng)模式,本文界定了REITs經(jīng)營(yíng)模式的內(nèi)容和研究
2、范圍,總結(jié)了目前國(guó)內(nèi)外REITs經(jīng)營(yíng)模式研究的現(xiàn)狀。為了對(duì)REITs經(jīng)營(yíng)模式進(jìn)行深入分析,引入時(shí)間序列分析中的協(xié)整理論等重要理論。以此為基礎(chǔ),從REITs的類型、運(yùn)作結(jié)構(gòu)和流程、投資戰(zhàn)略、規(guī)模四個(gè)主要方面分析REITs經(jīng)營(yíng)模式特點(diǎn)。為進(jìn)一步深入研究經(jīng)營(yíng)模式各方面對(duì)REITs經(jīng)營(yíng)業(yè)績(jī)的影響,本文對(duì)REITs經(jīng)營(yíng)評(píng)價(jià)因素進(jìn)行了分析,得出收益率是體現(xiàn)REITs經(jīng)營(yíng)狀況的綜合指標(biāo);針對(duì)REITs收益率在時(shí)間上體現(xiàn)的非平穩(wěn)性,引入非平穩(wěn)時(shí)間序列分析中的協(xié)整理論和誤差修正模型,對(duì)REITs的類型和規(guī)模與REITs的收益率
3、之間的關(guān)系進(jìn)行協(xié)整分析,發(fā)現(xiàn)權(quán)益型REITs的收益率和股市收益率之間存在協(xié)整關(guān)系,REITs規(guī)模和收益指數(shù)之間存在協(xié)整關(guān)系,從而為我國(guó)引入適當(dāng)?shù)腞EITs經(jīng)營(yíng)模式奠定了分析基礎(chǔ)。論文結(jié)合我國(guó)的經(jīng)濟(jì)環(huán)境和法律狀況,對(duì)我國(guó)REITs經(jīng)營(yíng)模式的選擇做出分析,并從外部環(huán)境上分析推動(dòng)我國(guó)REITs經(jīng)營(yíng)模式的發(fā)展需要做出的努力和措施。最后,以新加坡佳盛房地產(chǎn)投資信托基金為實(shí)例,分析其經(jīng)營(yíng)運(yùn)作模式的特點(diǎn)及啟示意義,為我國(guó)REITs的經(jīng)營(yíng)發(fā)展提供借鑒和參考。關(guān)鍵詞:房地產(chǎn)投資信托基金經(jīng)營(yíng)模式協(xié)整理論收益率ABSTRACTRe
